The Proposed Development is for circa 8,900 GIA sqm E(g)(iii), B2 and B8 uses to include Trade Counter across six commercial units (1A, 1B, 2A, 2B, 2C and 3). The development includes access from Thorn Road, servicing areas, car parking and cycle parking along with amenity areas, landscaping and boundary treatment.

The development aims to tackle the condition of the site, by developing units to suit modern market requirements for the proposed E(g)(iii), B2 and B8 uses on the site.  The units are designed to exceed modern standards for sustainability which is a key issue for occupiers and building owners.

The site provides a highly accessible employment location by car, rail, bus, cycle and foot.  The town of Houghton Regis and other local towns including nearby Dunstable and Luton provide a ready-made local workforce for businesses and promotes the ability for sustainable transport access.
